- Newly renovated single level home with mid century modern aesthetics -2100 square feet, 4 bedrooms, 2.5 baths -10 person max - At least 6 car parking and RV parking Living space: -High vaulted ceilings and a fireplace - 65 " flat screen TV with roku (sign into all your apps/Netflix, Hulu, disney plus etc.) - Free WiFi Rooms: - Master bedroom: King size bed, private deck access and private full bathroom with standalone tub and shower (soap and shampoo provided) - 2 bed rooms: Queen size bed with private deck access 2) 4 Bunk beds Full shared bathroom with double sinks (soap and shampoo provided) - 1 bedroom with queen bed, with private key code access *see picture #29 for details Kitchen: - Fully equipped with spice rack, instant pot, knives, pots/pans, utensils, plates, cups, children plates/cups - Coffee station (dual coffee pot or bring your own K cups) (sugar, local coffee and assorted teas provided to get you started) - Breakfast bar seating for 4 -Initial items provided for you to get started such as dishwasher pods, laundry detergent pods, paper towels, trash bags, etc., but depending on your use and length of your stay you may need to purchase additional items as you need. Dining: - Beautiful oak table, seats 10 The exterior: - Hot tub (Wednesday - Hot tub cleaning crew comes by for maintenance. Electrically operated, requires guest to turn on prior to use to achieve desired temperature) - Out door games (Giant Jengha, Washer toss) - Deck Hammocks
Other Details to Note
The Red Tape: We want you to enjoy your time in this home but do not put our rental permit at risk. Quiet time is 9pm-10am. - No use of BBQ grills on the property. Due to Madera County's new Fire Regulations no BBQ grills are allowed on property (charcoal or propane based). Do not bring your own grill for use. If it is uncovered, you'll be fined $500 and reported to Airbnb for not following this strict policy as it is implemented to reduce the risk of fires in the area. -There have been power outages in the past caused by power shut off by PG&E. Very limited notice is provided to us (hosts) on such outages. Please note that we do not have a generator to power-up the house. Please pack couple of flash lights as backup (we do not provide these as guests keep taking them). Also, since power outages are out of our control, we are unable to provide any refunds for such inconvenience. -We do not send maintenance to the property during your stay. Only after you depart. -The house is in the woods. You will likely see and hear critters. Mountain animals can rarely be seen (deer, bears and mountain lions). Food should not be left in the cars or outdoor spaces. If you see a bear during your stay whether in the park or in the driveway do not feed it. Stay away from it. Bears are RARE! -Maximum Permitted Occupancy is 10 (includes kids ages 1 year and less (i.e., infants)). Children over the age of 1 year old (i.e., toddlers, kids, teeneagers) will be counted towards the total number of guests of 10. Exceeding the maximum permitted occupancy will result in loss of the security deposit. - This is a non-smoking property. If you smoke inside the home you will lose the security deposit and will be charged additional cleaning fee and any additional damages. - The hot tub is USE AT YOUR OWN RISK and is for guests 25 and over only. You are not allowed to use the hot tub if you have consumed alcohol or if you are pregnant. The hosts are NOT responsible for any injuries that result from either of these amenities. Guests are to use their best judgment when using the amenities. - The property is not child proof and the hosts are NOT responsible for any injuries incurred during the stay. - No late check-out or early check-in. If a guest does not vacate the property by 11AM on their scheduled day of departure, the fee for failing to vacate is $200 dollars. - No more than 2 pets are allowed. Additional cleaning fee of $75 per pet is charged. This is a non-refundable fee and a separate fee from the cleaning fee. Undisclosed or additional pets on the property will be charged $100. Failure to pay the pet cleaning fee in full via Airbnb by 2-days prior to check-in may result in cancellation of the reservation. - $500 security deposit is required. This is a refundable fee. - Absolutely no fires or open flames of any kind including candles. The use of a candle or any type of flame will result in loss of security deposit. Security and smart home devices: - 4 Ring security cameras that monitors all the outdoor entrances to the property (i.e., front door, deck, and backyard) for our guests' safety. The security cameras are not constantly recording and will only record once there is excessive motion. If you touch or tamper with the cameras you will be lose the security deposit. This is for your protection! - The indoor temperature can be controlled via a Nest Thermostat. We do not set the temperature prior to your arrival. Please adjust it to your preferences. -There is an indoor and outdoor NoiseAware monitor which does not record sound/audio, but tracks how loud the general environment is and will immediately alert the host if there is a violation of the noise policy. -There is no sauna on this property anymore. We used to have one but it had to be removed as it was non-operational. If you see any reference of sauna in this listing, please excuse that and note it is not available anymore on the premises. We live in a very family friendly neighborhood with elderly residents and children who we respect very much. Guests will only be provided one warning of excessive noise. Failure to comply will result in eviction from the property cancellation of the reservation with NO REFUNDS. -No refunds for weather/natural disasters/power outages/other things that are beyond our control such as closure of the Yosemite National park.
